April 1990, Page 3 <br />is <br />STAFF REPORT <br />John and Chris O'Brien <br />1029 Hudson <br />South Bend, IN 46616 <br />PROPOSAL <br />The owners propose to enclose a rear lattice porch to create <br />space for a bathroom. The exterior would be covered with <br />aluminum or vinyl siding the same size as existing clapboard <br />on the rest of the house. A window would be placed in the <br />rear wall. The size of the room would remain 8'x 8'. <br />STANDARDS <br />New Construction <br />A. Height and Proportion <br />Additions to existing buildings shall be related in <br />height and proportion to the existing structure. <br />Additions that would add new height or change the <br />existing facade of a building and change its scale and <br />architectural character may not be constructed. <br />B. Building Materials <br />Materials used on an addition to an existing structure <br />shall relate to the existing or original materilas of <br />• <br />that structure. Also, as much of the original <br />structure as possible shall be retained so that the <br />addition could be removed without damate to the basic <br />structure and appearance of the building. <br />Aluminum siding may be used when it is the only <br />feasible alternative. This siding should be compatible <br />with the original size and style and with the materials <br />of other buildings in the district. <br />RECOMMENDATION <br />The lattice porch is a non-contributing feature of the <br />building. The corner in question cannot be seen from the <br />street. The house has two contributing porches, but not <br />enough bath space. Therefore, the staff recommends that the <br />owners be allowed to develop the 8'x 8' area as a bathroom, <br />and that they be allowed to use siding of a comparable size <br />if clapboard is cost prohibitive. <br />0 <br />
