<br />THIS IS AN AGREEMENT effective as of May26,2020(“Effective Date”) between <br /> <br />Board of Public Works, City of South Bend, Indiana(“Owner”) and <br /> <br />Gregory A Kil & Associates, Inc, (d/b/a) Kil Architecture/Planning (“Engineer”). <br />Owner's Project, of which Engineer's services under this Agreement are a part, is generally identified as <br />follows: <br />Wastewater Treatment Plant –Gallery Buildings 1, 2, 3, and 4 Masonry Rehabilitation ("Project"). <br />Engineer's services under this Agreement are generally identified as follows: <br />I. BASIC SCOPE OF SERVICES(DESIGN PHASE I): <br /> <br /> <br />A. DOCUMENTATION PHASE: <br />Owner has limited existing floor plan documentation that will serve as a basis for developing existing conditions plans for four <br />Gallery Buildings (1, 2, 3 and 4). The Architect will visit site and take photos. Architect to provide field verification of plan <br />documentation to develop existing conditions AutoCAD floor plans. Architect to develop CAD plans and elevations from drawings <br />provided by Owner and field measurements. The Architect will photograph the building in the areas to be modified and remodeled <br /> <br />B. PROGRAM SCOPE: <br />1. Owner has concerns about water damage infiltrating the existing masonry envelope for the four Gallery Buildings (1, <br />2, 3 and 4). The buildings have had roof replacements recently but now need masonry wall renovation, flashings, <br />new windows and doors to control water infiltration. <br />2. Project to assess, identify and recommend masonry and envelope upgrades to exterior envelope to prevent water <br />infiltration: <br />a. Repair Masonry: tuck-point damaged joints, as required. Replace some joints with a soft sealant joint to <br />accommodate potential movement, specifically at the limestone to brick joints and head joints at the <br />limestone coping at the parapets. <br />b. Repair/replace deteriorated steel lintels, parapet damage, wall cracks, etc. <br />c. At building interiors, repair masonry joints where joints show cracks and settlement. Consider a soft joint. <br />3. Repair/replace window, doors and awnings: <br />a. Replace older single pane windows with new aluminum insulated glass units and provide sealant at <br />brick/frame interface. <br />b. Replace deteriorated doors with a new insulated steel door and frame. Provide new weather-stripping set. <br />Provide sealant at brick/frame interface. <br />c. Remove awnings and frames, repaint to match the color of the renovated awnings at the Administration <br />Building and reinstall. <br />4. Associated interior finish repairs: <br />a. Certain interior areas of the building have deterioration due to water infiltration and will need to be repaired <br />and/or replaced. <br />b. At replaced windows and doors, replace sealant joints <br />5. Bid Package: The project would be bid as a single scope package, but in order to give the Owner an option to select <br />a reduced scope in case bids come in high, the Contractor will also be asked bid each building individually for Owner <br />consideration. This will allow the Owner to select scope within Owner’s overall budget if costs come in higher than <br />expected. <br />a. Base bid to be bid as a single scope. <br />b. In addition, each Gallery Building to be set up as an separate bid package for Owner consideration: <br />Gallery Building 1 <br />Gallery Building 2 <br />Gallery Building 3 <br />Gallery Building 4 <br />c. Provide masonry rehabilitation as required along with steel lintel repair/replacement, as required. <br />d. Replace older doors and windows where required. Door on Galleries 2 and 3 to be replaced with a taller <br />door and eliminate the transom. <br />e. Repair interior CMU where cracked <br />6.
