STAFF REPORT March 8, 1993 <br /> R. R. & T. Partnership 1499-93 <br /> Location: 1847, 1851 and 1855 Prairie <br /> Avenue <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "C" Commercial , "D" Height and Area to <br /> "D" Light Industrial , "D" Height and Area to <br /> allow the expansion of a machine shop into an <br /> adjacent building. <br /> EXISTING LAND USE: The property contains a machine shop, a vacant <br /> grocery store, and a two unit apartment <br /> building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are single-family homes <br /> zoned "A" Residential; to the east is a <br /> single-family home zoned "B" Residential , to <br /> the south are single-family homes zoned "C" <br /> Commercial ; and to the west is a retail store <br /> zoned "C" Commercial and single-family homes <br /> zoned "A" Residential . <br /> ACCESS: Access to the site is from Magnolia Street and <br /> Prairie Avenue. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 27,350 square <br /> feet . Of that , the buildings will occupy <br /> 14,425 square feet , or 52 percent of the .sit°e; <br /> the parking and drives will occupy 2,600 <br /> square feet , or 10 percent of the site; and <br /> 10,235 square feet or 38 percent of the site <br /> will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present . <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: A variance for off-site parking on "C" <br /> Commercial property located across Magnolia <br /> Street must be obtained prior to final site <br /> plan approval . <br />
