Date Filed Application No.
Date recieved by the Area Plan Commission
We the undersigned make application and petition to the Common Council of the City
of South Bend, In to amend the zoning ordinance as herein requested.
1 ) The properties sought to be rezoned are located at:
1847 Prairie Ave. South Bend, Indiana 46613 (Lot 19)
1851 Prairie Ave, South Bend, Indiana 46613 (Lot 20)
1855 Prairie Ave. South Bend, Indiana 46613 (Lot 21 )
2) Name and address of property owners of the petition site:
R. R. & T. Partnership / Roger Klinedinst - President
1855 Prairie Ave. / Richard Sayer - V. President
South Bend, Indiana 46613 / Terry Munger - Sec. Treasurer
219-287-9650 /owners 1851 & 1855 Prairie Ave.
*******************************************************
Rocco Papandria
609 N. Ironwood Drive
South Bend, In 46615
219-233-7516 /owner 1847 Prairie Ave
3) Name and address of contingent purchasers:
R. R. & T. Partnership
1855 Prairie Ave. / property to be porch. 1847 Prairie
South Bend, Indiana 46613
4) It is desired and requested that these properties be rezoned
from "C" Commercial, "D" Height & Area
to "D" Light Industrial, "D" Height & Area
5) This rezoning is requested to allow the following uses:
Action Machine, Inc., an eighteen year old operation, consists of Industrial
Maintenance Machining, Automotive Machining, Manufacturing of new Drive Shafts,
Drive Shaft Repair, and the sale of Drive Line Parts.
As of January 1992 Action Machine acquired a distributorship with the three
major Drive Line manufacturers: Dana/Spicer, Rockwell International, and Neapco,
resulting in a sharp increase of sales involving the manufacture and repair of
Drive Shafts and sale of Drive Line Parts.
It has become increasingly apparent that we have outgrown the space at our
present sight and must purchase additional space. The adjoining property is ideal
for the expansion necessary. This purchase is totally dependent on rezoning
because as it stands now we would not be able to hire any new employees, and
without additional help, expansion is pointless.
Action Machine has a reputation for being a good neighbor and for keeping
its property in good repair. If we acquire this additional property, our
standards would be the same and it would be a benefit to the area by increasing
the value of the property surrounding it.
