Michigan Street) <br />Mrs. Kolata noted that items 5.a., 5 . b, <br />and 5.c. are all related to putting the <br />CCA Building up for bid. We are <br />interested in seeing that the building be <br />developed as retail space since it is next <br />to the College Football Hall of Fame. <br />There has been some interest expressed <br />in having some small shops near the Hall <br />of Fame. Center City Associates has <br />worked with The Troyer Group to <br />develop some concepts for the building <br />using the north wall as well as the west <br />wall for storefronts. The successful <br />bidder would do all of the rehabilitation <br />of the building and would hold a long <br />term lease for the building. <br />Bid specifications require using the first <br />floor for retail or restaurant use and <br />either office or retail on the second and <br />third floors. The specifications include <br />designing the north wall with a "Main <br />Street" facade with each storefront <br />having its own unique character. Mrs. <br />Kolata noted that the staff does not want <br />to lease the building for use in its current <br />condition, we want to lease it with the <br />requirement that it be improved. <br />Resolution No. 1337 establishes the <br />annual lease rate at $6,650, based on <br />appraisals we've received.
