STAFF REPORT June 7, 1993 <br /> St. Joseph's Medical Center, Inc. 1524-93 <br /> Location: the northeast corner of the <br /> intersection of LaSalle Street and Notre <br /> Dame Avenue <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "B" Residential, "B" Height and Area to <br /> "C" Commercial, "E" Height and Area to allow <br /> the construction of a parking lot. <br /> EXISTING LAND USE: The property contains a parking area, three <br /> vacant lots, and an alley. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a nursing home zoned <br /> "B" Residential; to the east are residences <br /> zoned "B" Residential; to the south is a <br /> Family & Children's Center zoned "B" <br /> Residential; and to the west is a parking lot <br /> zoned "C" Commercial. <br /> ACCESS: Access to the site is from Notre Dame Avenue. <br /> WATER SOURCE/SEWAGE DISPOSAL: <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is .61 acres. <br /> All of the site is to be paved. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: Variances from the required 6 foot screening <br /> requirement to 0 feet along the north and east <br /> property lines, and to 3 feet along the south <br /> property line have been filed with the City's <br /> Board of Zoning Appeals. <br />
