• <br /> .4 1 , <br /> J� <br /> STAFF REPORT June 7, 1993 <br /> Frances Louise and Clement Wroblewski, Jr. 1523-93 <br /> Location: 2420 Prairie <br /> Avenue <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential, "A" Height and Area to <br /> "C" Commercial, "E" Height and Area to allow <br /> retail sales, vehicle sales and/or office <br /> space. <br /> EXISTING LAND USE: The property contains a small commercial <br /> building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is an office, a <br /> single-family home, and a wood shop zoned "A" <br /> Residential; to the east is a vacant gas <br /> station zoned "C" Commercial; and to the south <br /> and west is vacant land zoned "A" Residential. <br /> ACCESS: Access to the site is from Prairie Avenue. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> However, a private well and septic system are <br /> currently being utilized. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 16,264 square <br /> feet. Of that, the buildings will occupy 762 <br /> square feet, or 5 percent of the site; the <br /> parking and drives will occupy 3,625 square <br /> feet, or 22 percent of the site; and 11,866 <br /> square feet or 73 percent of the site will <br /> remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer noted that this site will <br /> need to be connected to City sewer and water. <br />
