South Bend Redevelopment Commission
Regular Meeting - February 19, 1993
6. NEW BUSINESS (Cont.)
e. continued...
Mrs. Kolata noted that on January 4, 1993
Devlin Properties submitted a bid in the
amount of $88,500 for Parcel 11 in the
Studebaker Corridor Development Area.
But, because of some conditions placed on
the bid, it did not meet the minimum
offering price for the property. The
conditions placed on the bid were: vacation
of alleys, relocation of utilities, City
installation of new curbs and sidewalks,
receipt of favorable phase I environmental
assessment, City removal of all debris,
building foundations, concrete slabs, stairs
and residential sidewalks from the
property, and clearance of the site except
for perimeter trees.
We have been negotiating with the
principals of Devlin Properties and have
provided them with a copy of the Phase I
environmental assessment. The Common
Council has vacated the alleys on the
block. Devlin Properties has agreed to
assume financial responsibility for all other
conditions in their bid, but have revised
their offering price to $45,500.
Devlin Properties is the owner of Alcon
Building Products, presently located at
1702 S. Franklin Street. They propose to
construct a 42,400 square foot building to
be occupied by Alcon Building Products.
The building will contain approximately
4,800 square feet of office space and
37,600 square feet of warehouse space.
93
