Written Description – 514 West Lasalle Carriage House <br /> <br />Existing Conditions <br />• Original intention was to repair doors and rehang with new hinges and replace glass as needed. <br />o Finding suitable hinges has been an obstacle. Bought expensive strap style hinges which <br />ended up being sloppy and poorly machined. Difficulty finding appropriate hinges to <br />support each door at ~160 pounds without astronomical cost ($300+ per hinge). <br />o Stress of the doors hanging on the old structure is a concern. Structure was leaning <br />towards the backyard 3-4” over 8’ height. Especially when combined with the <br />gentleness of an automatic operator, an overhead will put less stress on the structure <br />long-term. <br />o We have one child, another on the way, etc. Wish to have inside parking during the <br />winter and secure place for vehicle given issues with crime recently. <br />• Opening is 9’ wide by 7’ 8” tall. Doors are removed. The top of the door opening is currently cut <br />on a slant because the structure was leaning and they cut the opening to fit the sloping doors at <br />some point essentially. <br />• The existing carriage doors have numerous holes from old hardware and the existing hinges are <br />mismatched, with 3 likely being old. Two of newer hinges failed. Door has been poorly painted <br />over the years and might require complete rebuild by time the door is stripped to see what <br />we’re working with. <br />• The right side of the opening has a rotted out sill plate and rot at the bottom of the right king <br />and jack stud. Bottom of both doors have rot. <br />• The doors have 10 lites each. Of these panes, a couple where of newer thickness and a couple <br />were broken during removal. Don’t believe any were original. Glazing putty had gone bad so all <br />panes were removed. <br />Proposed Replacement <br />• Replace with Amana Model 103 overhead door constructed of marine-grade plywood core and <br />Hemlock trim. <br />• To be painted color-scheme with rest of carriage house and match house. <br />• Door is intended to be a 3-panel door with 16 lites total in the upper panel. <br />• Door will allow future remote operation for secure interior parking in the wintertime and a <br />weathertight seal to keep rodents out of structure. Options that were same price and would <br />have been less maintenance and better insulated were disregarded to help maintain whatever <br />character for historical carriage house was possible. <br />
