Combined Capital / Kirco Development PROGRESS REPORTS <br />Mrs Kolata showed and explained the <br />plans approved by the Design Review <br />Co ttee on June 14 for the Combined <br />Cap tal /Kirco Project, the office <br />building to be constructed at St. Joseph <br />and Washington. The visual corridor will <br />be maintained with the construction of a <br />thr e story promenade. The 30 foot strip <br />without restriction will be used for the <br />drive-through bank lanes. All of the <br />maintenance facilities will be housed <br />within the building. They expect to <br />secure a restaurant tenant, retail tenant <br />and bank tenant for the first floor. <br />When Combined Capital originally bid on <br />the property, they proposed a 70,000 <br />square foot building. The building is <br />now proposed to be 132,000 square feet on <br />six floors. The facade will be brick on <br />all sides, complimentary to the brick in <br />Century Center. The circulation pattern <br />will be one way all around. The <br />connection to the parking garage is <br />prorosed for the first floor. <br />Mrs. Kolata noted that the <br />representatives from Kirco stressed that <br />they were sacrificing 20,000 square feet <br />of office space per floor to honor the <br />Co ssion's requirement of the visual <br />cor idor and the project cost would be <br />sigrificantly higher as a result. They <br />hope that the Commission will be able to <br />hol out for the visual corridor <br />reqLirement from future developers. <br />Mr. Hunt noted that the developer also <br />poi ted out that the design of the <br />building is intended to be classic rather <br />thar trendy. He stressed the importance <br />of that because of the prime location in <br />the downtown. <br />Ms. Derbeck asked if the developer had <br />secured a bank tenant. Mrs. Kolata <br />res nded that they had not, but were <br />developing it speculatively. <br />
