Bare 1531-93 <br /> Location: 3517 Edison Road <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "A" Residential, "A" Height and Area to <br /> "C-1" Commercial, "A" Height and Area to allow <br /> a beauty salon. <br /> EXISTING LAND USE: The property contains a single-family home. <br /> SURROUNDING LAND USE AND ZONING: Located to the north and east is vacant <br /> property zoned "A" Residential; to the south <br /> are apartments zoned "B" Residential; and to <br /> the west is a single-family home zoned "A" <br /> Residential. <br /> ACCESS: Access to the site is from Edison Road. <br /> WATER SOURCE/SEWAGE DISPOSAL: City sewer is not available to the site, <br /> however, a 12 inch water main is located <br /> within the Edison Road right-of-way. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 11,172 square <br /> feet. Of that, the buildings will occupy <br /> 1,756 square feet, or 16 percent of the site; <br /> the parking and drives will occupy 4,520 <br /> square feet, or 40 percent of the site; and <br /> 4,896 square feet or 44 percent of the site <br /> will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
