Washington Street <br /> City of South Bend <br /> REQUESTED ACTION: This is an Area Plan Commission initiated <br /> petition to change the zoning classification <br /> for Central High School from "D" Light <br /> Industrial, "A" Height and Area to "A-3" Mixed <br /> Use Multifamily Residential and Commercial, <br /> "F" Height and Area to allow uses permitted <br /> under the "A-3" zoning classification. <br /> EXISTING LAND USE: The property contains a vacant high school <br /> building that is to be converted into <br /> apartments. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a church zoned "D" <br /> Light Industrial; to the east is a church, an <br /> office, and a gas station zoned "D" Light <br /> Industrial; to the south is an office zoned <br /> "D" Light Industrial and a Bed & Breakfast <br /> zoned "C" Commercial; and to the west are <br /> apartments and offices zoned "A-3" Mixed Use. <br /> ACCESS: Access to the site is from William Street, <br /> Washington Street, Colfax Avenue, and St. <br /> James Place. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: <br /> SITE DATA: The total site to be rezoned is 4.06 acres. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: A site plan is not required for rezonings <br /> initiated by the Area Plan Commission. <br /> AGENCY COMMENTS: <br />
