NEW BUSINESS (Cont.) <br />a. c:onninuea... <br />con entration of deterioration in the north <br />pla4t complex as compared to the area as a <br />Regarding the sub -areas adjacent to the <br />Studebaker complex, the staff found that in <br />the area just east of the plant, approximately <br />1/3 of the land and buildings are presently <br />either vacant or underutilized. <br />Finally, in the adjacent fringe area, the <br />staff found that approximately 280 of the <br />buildings were classified as being in poor or <br />very poor condition. Approximately 35% of all <br />residential units in the area are classified <br />as being in poor or very poor condition. The <br />condition of commercial and industrial <br />stiaLctures in the area is quite a bit better. <br />In the main plant area there are several <br />buildings in deteriorated condition, while in <br />the fringe area most of the commercial and <br />ind strial structures are in relatively good <br />condition. This shows that the area is <br />leaning towards commercial and industrial <br />development and could support such with all <br />the surrounding vacant land, and relatively <br />good condition of the commercial /industrial <br />buildings and the relatively poor conditions <br />in the area. Mr. Pocius distributed <br />photographs of the area supporting the fact <br />that the environmental conditions in the area <br />are also very poor. This is primarily based <br />on the existance of some left over industrial <br />debris, overgrown grass, weeds, etc., and <br />abandoned vehicles. <br />The Chair asked if there were any comments or <br />que tions from the public. There were none. <br />Mrs Kolata noted that attached to the back of <br />Res lution No. 764 is the following Finding of <br />Fa s related to the Studebaker Corrdior <br />Dev lon ment Area: <br />1. <br />Almost half (48.6 %) of the total building <br />floor area in the Studebaker Plant Complex is <br />vacant or underutilized. <br />
