The contract is extended from April <br />1, 986 to December 31, 1986. <br />Upon a motion made by Mr. Donoho, seconded by <br />Ms. Auburn and unanimously carried, the <br />Comftission approved a contract with Community <br />Development for Rum Village Industrial Park <br />Development Activity (CD85 -606). <br />7. PROGRES$ REPORTS <br />Mr. Nim <br />z noted that the Commission has <br />completed <br />the acquisition of the State <br />Theater. <br />Mr. Rick Pitts presented some <br />illustrations <br />of the State Theater facade <br />treatment <br />in conjunction with the re- opening <br />of Michigan <br />Street. Mr. Pitts noted that <br />several <br />years ago the Commission received <br />proposa <br />s from several area architects <br />submitting <br />preliminary concepts of what could <br />be accomplished <br />with the Theater. Those <br />proposals <br />range from ground level development <br />comprising <br />about 20,000 square feet of office <br />and ret <br />it mixed use to a fuller development <br />adding multiple <br />floors comprising as much as <br />50,000 square <br />feet of office and retail space. <br />Some of <br />the positive aspects of future <br />development <br />of the State Theater include its <br />central <br />location, ability for connections to <br />existinc <br />developments, and the sound <br />superst <br />ucture. Some negative aspects to the <br />buildinc <br />include the difficulty of adapting a <br />theater <br />building. The goals of Redevelopment <br />are to Ereserve <br />the structure and facade, <br />continuE <br />the building line along Michigan <br />Street, <br />and bring about future development <br />opportunities. <br />A staged approach to <br />development <br />of this building is proposed as <br />the most <br />appropriate course of action. The <br />objectives <br />to be pursued might include a <br />structurual <br />analysis of the property, <br />including <br />analysis of the roof and drainage <br />conditions <br />to maintain the building, the <br />soundness <br />of the superstructure, the integrity <br />of the balcony, <br />mechanical analysis of the <br />building. <br />We might also look at restoring the <br />-7- <br />COMMISSION APPROVED A <br />CONTRACT WITH COMMUNITY <br />DEVELOPMENT FOR RUM <br />VILLAGE INDUSTRIAL PARK <br />DEVELOPMENT ACTIVITY <br />(CD85 -606) <br />
