GRANTING CLAUSES <br /> In consideration of the premises, the loan of the proceeds of <br /> the Series 1993 Bonds to be made by the Issuer, the acceptance of <br /> the Series 1993 Note by the Issuer, and of other good and valuable <br /> consideration, the receipt whereof is hereby acknowledged, and in <br /> order to secure the payment of the principal of, premium, if any, <br /> and interest payable on the Series 1993 Note and any Additional <br /> Notes issued hereunder and any notes issued in substitution <br /> therefor, and to secure the payment of the 1986 Notes (as herein <br /> defined) and to secure the performance of all the covenants of the <br /> Borrower contained herein and in the 1986 Loan Agreement (as herein <br /> defined) , the Borrower has executed and delivered this Loan <br /> Agreement and by these presents does mortgage and warrant and grant <br /> a security interest in, to the Issuer and its successors and <br /> assigns forever, all the Borrower's right, title and interest in, <br /> to and under any and all of the following described property <br /> (herein called the "Mortgaged Property") : <br /> DIVISION I <br /> The real estate in St. Joseph County, Indiana described on <br /> Exhibit A hereto, incorporated herein, and all buildings, <br /> structures and fixtures of the Borrower now or hereafter located <br /> upon the real estate described in Exhibit A hereto or any part <br /> thereof, plus all machinery and equipment of the Borrower purchased <br /> with proceeds of the 1986 Bonds (as herein defined) , all as <br /> described in Exhibit A hereto, and any substitutions of, or <br /> replacements for, or additions to the foregoing. <br /> DIVISION II <br /> Any and all other property of every kind and nature from time <br /> to time hereafter, by delivery or by writing of any kind, conveyed, <br /> pledged, assigned or transferred as and for additional security <br /> hereunder by the Borrower or by anyone in its behalf to the Issuer <br /> or the Trustee, including without limitation, funds of the Borrower <br /> held by the Trustee as security for the Bonds. <br /> DIVISION III <br /> All moneys and securities from time to time held by Issuer or <br /> the Trustee under the terms of this Mortgage. <br /> -2- <br />
