South Bend Redevelopment Commission <br />Special Meeting - February 2, 1981 <br />6. NEW BUSINESS <br />McMahon continues... <br />out to you that page 19 of the Development Plan <br />that has been distributed shows the primary em- <br />phasis that we are going to follow in the Monroe- <br />Sample area. As you can see, we have redefined <br />the area somewhat differently from what has been <br />talked about earlier. We have gone all the way <br />do n Sample Street between Lincolnway and Michigan, <br />so the area that is located to the south and west <br />of the tracks is also included. <br />The Plan includes all of the primary components <br />that have been discussed previously, namely com- <br />mercial, residential, and industrial. We felt <br />that the area along Monroe Street and Lincolnway <br />is prime commercial property and with some <br />assistance can be developed along those lines. <br />The area south of Bronson Street is extremely <br />blighted and very well suited for the development <br />of industrial /commercial properties, and we think <br />that can be done through a screening of various <br />entities that might be placed in there to be very <br />compatible with the balance of the district. Of <br />primary importance, certainly to the neighborhood <br />groups in that area and many other individuals and <br />groups such as Historical groups in town, is the <br />residential area that is located in the center of <br />the development running east and west on both <br />sides of South Street. There is an area to the <br />west of Carroll Street which has been viewed to <br />be historical in significance and we are encour- <br />aging the historical groups in town to pursue <br />the designation of that entire area. We would <br />hope that as that developes, some of the vacant <br />properties will be filled by new construction. <br />Our plan calls for that to be done in a manner <br />which is consistent with the historical character <br />of the neighborhood: <br />Frc <br />exi <br />for <br />vac <br />hod <br />and <br />frc <br />des <br />m Carroll Street going to the east we see an <br />sting residential area which has the potential <br />being reinforced. There are a number of <br />ant properties in that area as well. We would <br />e to move some structures which are substantial <br />have the possibility of being rehabilitated <br />m the area south of Bronson Street which is <br />ignated industrial.
