PROGRE S REPORTS continued <br />Mr. Horton: Business Systems <br />moved at that time because it <br />coincided with the opening of the <br />downtown store with the opening of <br />their Grape Road office. <br />Mr Ellison: I do think Ms. Auburn, <br />to answer your point, if any business <br />wants to gripe, it may be Osco's because <br />we are still charging them to of purchase <br />price as rent per month and will continue <br />to do so. <br />Mr Nimtz: When these stores were vacated, <br />so e of the businesses had electrical <br />terns, fixtures, some didn't etc. <br />Mr r Horton, do you wish to say a few words? <br />Mr Horton: Pence, Dickens $ Heeter, Co. is <br />estimating up to $15,000 of money that they <br />are going to have to put into the building; <br />so they are incurring substantial cost. <br />Some of the wiring has been pulled out, <br />some of the walls have deteriorated, etc. <br />Mr. Nimtz: It is just not a matter of <br />moving into a store building, and then <br />opening up the next day. When the old <br />business moved out, they took with them <br />everything they could. <br />Mr. Ellison: We felt it would not be <br />productive to fill the store and charge a <br />fair market for the space with a 30 -day <br />cancellation lease in which the lessee <br />woidd also have to make substantial <br />im rovements. It just wouldn't work. <br />Ms Auburn: We had talked about that and <br />I agree that obtaining the stores filled <br />with some kind of business is important, <br />but I think there is a problem with displacing <br />onE type of business, and then bringing in <br />a competitor. It may not be the <br />mo �irect <br />t political thing to do on our part. <br />Mr. Ellison: Given the amount of services <br />th t are growing downtown it is not our <br />impression that an additional competitor <br />will mean a loss of market to either, <br />rather it would be an expansion of the market. <br />-24- <br />
