• <br /> STAFF REPORT February 7, 1994 <br /> Holy Cross Care Services, Inc. 1577-94 <br /> Location: 3602 South Ironwood Drive <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "B" Residential, "B" Height and Area to <br /> "B" Residential, "B" Height and Area to allow <br /> the expansion of an existing elderly care <br /> facility, and the addition of elderly housing, <br /> day care facilities and a health and wellness <br /> center. <br /> EXISTING LAND USE: The property contains a nursing home and an <br /> assisted living facility. <br /> SURROUNDING LAND USE AND ZONING: Located to the north, east, and west are <br /> single family homes zoned "A" Residential, and <br /> to the south is a medical office zoned "B" <br /> Residential and vacant land zoned "A" <br /> Residential. <br /> ACCESS: Access to the site is from Ironwood Drive and <br /> Inwood Road. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 35.9 acres. <br /> Of that, the buildings will occupy 5.1 acres, <br /> or 14 percent of the site; the parking and <br /> drives will occupy 7.7 acres, or 21 percent of <br /> the site; and 23.1 acres or 65 percent of the <br /> site will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
