SANTE Assistant Director
/ 1140 COUNTY-CITY BUILDING, SOUTH BEND, IN. 46601 (219) 235-9571 FAX (219) 235-9813
k
1, .
February 16, 1994
The.Honorable Common Council
City of South Bend
County-City Bldg. - 4th Floor
South Bend, IN 46601
RE: A proposed ordinance and site development plan of Holy Cross Care Services,
Inc. to zone from "B" Residential, "B" Height and Area to "B" Residential, "B"
Height and Area, property located at 3602 South Ironwood Drive, City of South
Bend - APC #1577-94
Dear Council Members:
The above referenced ordinance and site development plan of Holy Cross Care
c '-
' Services, Inc. was legally advertised on February 3, 1994. The Area Plan
Commission at its public hearing on February 15, 1994, took the following action:
Upon a motion by Gerry Phipps, being seconded by Charles Rogers and unanimously
carried, the proposed ordinance and site development plan of Holy Cross Care
Services, Inc. to zone from "B" Residential, "B" Height and Area to "B"
Residential, "B" Height and Area, property located at 3602 South Ironwood Drive,
City of South Bend is sent to the Common Council with a favorable recommendation,
subject to a Final Site Plan that shows a realignment of the access drive at the
north edge of the site. This site is presently zoned "B" Residential for the
existing elderly care facility. The proposed expansion should not have a
detrimental effect on the surrounding area. However, the access drive to the
condominium style dwellings passes directly behind a number of residential lots
located in the Topsfield Subdivision to the north, raising concerns by
neighboring property owners about security and other issues. The Commission
would recommend that this drive be relocated away from this residential
neighborhood.
PLEASE NOTE that the Ordinance has been amended by the petitioner and is
different than that used for the Common Council's first reading. The amended
Ordinance was the Ordinance legally advertised and heard by the Area Plan
Commission.
IIIIIIIIIIIIIIIIIIIII
