STAFF REPORT June 13, 1994 <br /> South Bend Heritage Foundation 1609-94 <br /> Location: 802-810 Lincolnway West <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "A" Residential, "B" Residential and "C" <br /> Commercial, "A", "B", "D", and "E" Height and <br /> Area to "C" Commercial, "E" Height and Area to <br /> allow a youth center. <br /> EXISTING LAND USE: The property contains a vacant commercial <br /> structure. <br /> SURROUNDING LAND USE AND ZONING: Located to the north and east are commercial <br /> businesses zoned "C" Commercial; to the south <br /> are residences zoned "B" Residential; and to <br /> the west is the Colfax Cultural Center zoned <br /> "A" Residential, and residences zoned "B" <br /> Residential. <br /> ACCESS: Access to the site is from Cottage Grove <br /> Street and Cushing Street. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 53,874 square <br /> feet. Of that, the buildings will occupy <br /> 11,982 square feet, or 22 percent of the site; <br /> the parking and drives will occupy 37,497 <br /> square feet, or 70 percent of the site; and <br /> 4,396 square feet or 8 percent of the site <br /> will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is final. <br /> AGENCY COMMENTS: <br />
