• <br /> STAFF REPORT August 8, 1994 <br /> Habitat for Humanity 1621-94 <br /> Location: 410 South Street <br /> City of South Bend <br /> REOUESTED ACTION: The petitioner is requesting a zone change <br /> from "C" Commercial, "E" Height and Area to <br /> "B" Residential, "E" Height and Area to allow <br /> the construction of a single-family home. <br /> EXISTING LAND USE: The property is currently vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are apartments zoned "B" <br /> Residential; to the east and south are <br /> residences and vacant lots zoned "B" <br /> Residential; and to the west is a commercial <br /> structure zoned "C" Commercial. <br /> ACCESS: Access to the site is from South Street. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer area-available to the site. <br /> DRAINAGE: <br /> SITE DATA: The total site to be rezoned is 4,374 square <br /> feet. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is final. <br /> AGENCY COMMENTS: This site was rezoned by the Common Council to <br /> "C" Commercial in 1987 along with the two lots <br /> immediately to the west. <br />
