STAFF REPORT November 7, 1994 <br /> Valley American Bank & Trust Co. , as Trustee of Trust No. LT-7 1633-94 <br /> Location: 616 E. Washington <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "B" Residential, "B" Height and Area to <br /> "C" Commercial, "E" Height and Area to allow <br /> additional parking for a laboratory facility. <br /> EXISTING LAND USE: The property contains a residential structure <br /> which is to be removed. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are residences zoned "B" <br /> Residential; to the east is a medical office <br /> zoned "B" Residential; to the south is a <br /> storage building and a residential structure <br /> zoned "B" Residential; and to the west is a <br /> laboratory facility zoned "C" Commericial. <br /> ACCESS: Access to the site is from Washington Street. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 5, 940 square <br /> feet. Of that, the parking and drives will <br /> occupy 5,940 square feet, or 100 percent of <br /> the site. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> the drainage will have to be addressed at the <br /> final site plan stage. <br />
