Kruggel 1640-94 <br /> Location: 914 East Jefferson <br /> Boulevard <br /> City of South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change <br /> from "B" Residential, "C" Height and Area to <br /> "C-1" Commercial, "C" Height and Area to allow <br /> professional and business offices. <br /> EXISTING LAND USE: The property contains a house that has been <br /> converted into a professional office building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are medical offices zoned <br /> "B" Residential; to the east is a real estate <br /> office zoned "B" Residential; to the south are <br /> single family residences zoned "B" <br /> Residential; and to the west is a dentist's <br /> office zoned "B" Residential. <br /> ACCESS: Access to the site is from Jefferson <br /> Boulevard. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 22,780 square <br /> feet. Of that, the buildings occupy 2,463 <br /> square feet, or 11 percent of the site; the <br /> parking and drives occupy 11,430 square feet, <br /> or 50 percent of the site; and 8, 897 square <br /> feet or 39 percent of the site will remain as <br /> open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
