Polack 1634-94 <br /> Location: 3020 South <br /> Michigan Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "B" Residential, "A" Height and Area to <br /> "0" Office to allow a residence and a <br /> professional and business office. <br /> EXISTING LAND USE: The property is presently vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is an offic building <br /> zoned "C-1" Commercial; to the east is vacant <br /> land zoned "B" Residential; to the south are <br /> single family residences zoned "A" and "B" <br /> Residential; and to the west are single family <br /> residences zoned "B" Residential. <br /> ACCESS: Access to the site is from Farneman Street. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 19,893 square <br /> feet. Of that, the buildings will occupy <br /> 2,219 square feet, or 11 percent of the site; <br /> the parking and drives will occupy 2,455 <br /> square feet, or 12 percent of the site; and <br /> 15,219 square feet or 77 percent of the site <br /> will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br /> SITE PLAN: The site plan is final. <br /> AGENCY COMMENTS: <br />
