The redeveloper, tentatively called Old South Bend <br />Development Ltd. a to be formed Indiana corporation, <br />will be a general and limited partnership composed of <br />the professional talents listed below and the fi- <br />nancial investors in Old South Bend Development Ltd. <br />1) Market Research: SSPF, in conjunction with pro- <br />fessional consultants it has worked with in the <br />past, shall program the concept through research <br />into the community's needs. <br />2) Planners, Architects, Interior Designers and <br />n scape Architects: S PF, through its back- <br />ground over the past decade in serving and <br />bringing together groups involved in real estate <br />development, will handle and coordinate the above <br />as an essential element in the concept establish - <br />and overall design control. <br />3) Construction Management: Idelhour Development <br />Company, a division of SSPF, Inc. in collabora- <br />tion with one of several major construction firms <br />exhibiting interest in joining our team, shall be <br />responsible for the implementation and cost con- <br />trol of the concept. <br />Financial Management: SSPF, with its in -house <br />financial consultants, investment group relation- <br />ships and mortgage broker contacts, has already <br />begun to assemble the required equity capital, <br />construction funds and end loans to insure the <br />viability of the economics of this program. <br />5) Marketing and Project Management: Idelhou r <br />Management Company, in conjunction with George <br />S. Cressy, Broker and leasing agent who has <br />thirty years involvement in the proposed market <br />area, shall plan an important role in the on- <br />going success of the redevelopment. <br />Page 2 of 5 <br />
