Housing <br />will be clustered on 259 act s, with 37 <br />acres reserved for nature walk, and riding <br />trails, a fishing pond, clubhot ses, and a <br />heated swimming pool. <br />a t ! t <br />t <br />X. <br />Occupancy has just begun in the dozen <br />completed units of the first phase of 32 <br />townhouses, priced from $45.000 to <br />$51,000. There have been nine sales to <br />date. <br />The other 20 units in phase one are <br />about 65 percent complete and future <br />construction will proceed depending on <br />sales. <br />First Federal S &L of Aurora, which <br />provided the construction loan of $1.1 <br />million, will also make end financing <br />available at variable rates. <br />The Windings is a new working rela- <br />tionship for each venturer. who has co- <br />operated in development in several other <br />ways in the past. SSPF has served major <br />builder /developer clients in land plan- <br />ning. architecture, interior design and <br />landscape architecture. <br />Now, in order to diversifv and retain <br />total project control. First <br />phase has 32 units in two clusters separat- <br />ed by trees and topographic differentials. <br />There will. be. some 500 units on 259 acres <br />with 37 acres left open for nature walks <br />and recreation facilities. Units are priced <br />from $45,000 to $51.000 for two - bedroom <br />ranch and two -story models. <br />developer in its own right with the Idle- <br />hour Co., a development subsidiary. <br />SSPF has purchased 32 acres of the Win- <br />dings' 259 from The Branigar Organiza- <br />tion, with a gentlemen's agreement to <br />purchase the rest. <br />In return, Branigar will provide com- <br />plete marketing services to SSPF: which <br />has been retained as land planner for The <br />Windings since 1969. <br />"We're putting our money where our <br />mouth has been in advice to others. We were <br />able to set a quality standard. a time <br />schedule and we had our model units <br />built in 11 weeks. Fortunately, we were <br />ready, because Branigar had sewers, <br />water and the roads to the site." he said. <br />The first phase of 32 units consists of <br />two clusters of townhouses. with the <br />cluster separated by trees and topo- <br />graphic grade differentials. <br />Land Planning Quality <br />Is.Top Consideration <br />An attempt is made by SSPF to <br />"humanize the environment" through the <br />deliberate dispersement of clusters. <br />"Many developers don't pay much at- <br />tention to the quality of land planning <br />until it's too late." said Richard Sellee. <br />"Decisions are often made very quickly <br />and tremendous errors are made which <br />are not understood until you're 30 per- <br />cent into a large scale project and sales <br />curves drop off. We have seen this hap- <br />pen time and again. <br />
