5. NSW BUSINESS (Cont'd
Commissioner Wiggins asked, "What total amount of building footage
are you talking about here ?" Mr. Taylor answered, "We are talking
about total development, and stated in our bid, of about $14 Million.
There would be 80,000 square feet of office space [designating the
area on the schematic] basically limited by the availability of park-
ing. There would be a restaurant: facility of somewhere probably
about 10,000 to 12,000 square feet; the major office facility from
70,000 to 80,000 square feet; 200 units of housing - -about $14 Million
total."
e Chair opened the questions to the public:
Mr. Schrager asked, "If you were awarded the bid, what would be the
projected starting date? When you would be ready to build one of
the buildings ?" Mr. Taylor advised, "Undoubtedly, that would be
between six months to a year before a I.uilding can be started. The
reason I state that is that plans first have to be developed -- detailed
plans - -and be submitted to the Department of Redevelopment for approval,
and then after approval is given, we bid on stage take -down. That is
in conformance with the bid documents. We have our schedule all out-
lined in those bid documents when we would start each project."
In addition, Mr. Schrager asked, "When would you estimate the total
project would be completed? How many years ?" Mr. Taylor answered,
"Five (5) years."
Mrs. Allen's question, "I an
by the post office where the
plan were reversed and have
office and the housing nearE
some life at night along the
Taylor designated thE. area I
edge equals a hundred feet,
or 800 feet from the trucks.
questioning why the housing would be down
trucks are bound to be annoying. If the
the office buildinc, down toward the post
r the restaurant where it would bring
riverbank, rather than tre office ?" Mr.
or parking for the post office, and the
so there would be at least two blocks,
Mr. Bloomquist asked, "I was wondering, do you have reasonable, firm
commitments from the restaurant or other potential office, small
office type ?" Mr. Taylor responded their commitments are confidential,
and as to the question Mr. Bloomquist raised if they are speculative,
Mr. Taylor advised certainly with 16.3 acres, there is some speculation
involved.
Te Chair called on Mr. Medlock if he had any remarks he may wish to make
a this time - -in rebuttal:
Mr. Medlock responded: "Thank you very much. The only thing I would
say, in confidence, we hope we will be given an opportunity to bid
as we have requested in our letter. We have provided you with the
information now in great detail, as though we were submitting a bid
that will enable you to evaluate - -our timetable, stage take -down,
specific tenants - -in our projects, and we hope we will be given
consideration for that."
- 8 -
