2. All proposed development is subject to <br />review and approval by the East Bank <br />Design Review Committee. <br />3. Minimum building height shall be two <br />stories. <br />4. Height and area requirements shall be the <br />same as those in the "G" Height & Area <br />District as identified in Chapter 21, <br />Article 4, Division o of the Municipal Code <br />of the City of South Bend. <br />5. Off- premise signs may not be erected or <br />placed within the East Bank Development <br />Area. Sign size, design and placement <br />shall be subject to review and approval <br />by the East Bank Design Review Committee. <br />' 6. The Department of Redevelopment recognizes <br />that there presently exist in the Area <br />certain uses which do not conform to the <br />' Development Plan Goals, Objectives and <br />Controls. Such uses will be allowed to <br />continue unless the Department acquires the <br />subject property through its regular acquisition <br />procedures. <br />along any waterway. <br />-7- 10/3/80 <br />a. Such uses may only be expanded within <br />' <br />existing buildings. <br />b.
