t <br />1 III. Land Use <br />A. Designation of Sub -Areas <br />While the entire East Bank Development Area <br />is envisioned as a residential /mixed use <br />area as described in the Development Plan <br />Goals and Objectives, two sub -areas have <br />been designated in order to emphasize develop- <br />, ment priorities. The sub -areas are identi- <br />fied on Map I. <br />Area A: The highest priority shall be on <br />Multi - Family residential with <br />secondary emphasis on Commercial <br />development. <br />' Area B: The highest priority shall be on <br />Commercial development with <br />' secondary emphasis on Multi- Family <br />residential. <br />B. Development Controls <br />-5- 10/3/80 <br />The controls and regulations for the Development <br />Area are designed to provide for development that <br />is consistent with Plan Goals and Objectives and <br />to assure a high level of urban design. <br />1. Within the Development Area the following <br />uses will be allowed: <br />a. Residential: multi - family and two <br />family dwellizig units <br />b. Commercial: <br />Antique & Gift Shops <br />Apparel & accessories Shops <br />' <br />Artists materials & Supplies <br />Arts & Craft Supplies <br />Athletic Clubs <br />' <br />Bakeries, retail <br />Ball Rooms <br />Banks <br />Barbershops <br />' <br />Bars, nightclubs, and lounges <br />Beauty Shops <br />-5- 10/3/80 <br />
