REDEVELOPMENT STRATEGY SW � -171_1 <br />The redevelopment strategy for the Studebaker Corridor <br />Development Area is centered on three major options which may be <br />implemented separately, on an incremental basis, or in combination. <br />A strategy consisting of several development options is required <br />because of the complex interaction between: (1) the market demand <br />for specific types of industrial and warehouse space; (2) limited <br />public resources; (3) the size, type, and configuration of the <br />individual industrial structures; (4) the questionable physical and <br />financial feasibility of renovation of several of the structures; <br />and, (5) the large scale of the project both in terms of the acreage <br />and the total building volume. <br />• the development of key sites in the north main plant <br />the redevelopment of the north main plant <br />The key elements of this strategy include: <br />• acquisition, rehabilitation and clearance activities, <br />where appropriate, coupled with supportive public works <br />improvements <br />• the identification of developable sites <br />• a new interior access road in the north section <br />• a building rehabilitation program <br />• a general environmental clean -up in the area <br />J <br />A-10- 1/10/86 <br />In the face of dwindling <br />federal funds, this strategy is <br />designed to leverage private <br />sector initiative <br />with public support <br />activities which will upgrade <br />the condition of <br />the area while <br />re -using under - utilized and /or <br />vacant land and <br />buildings. <br />Briefly, the three major <br />options are: <br />• the redevelopment of <br />areas adjacent <br />to the main plant <br />complex as a light <br />industrial park <br />• the development of key sites in the north main plant <br />the redevelopment of the north main plant <br />The key elements of this strategy include: <br />• acquisition, rehabilitation and clearance activities, <br />where appropriate, coupled with supportive public works <br />improvements <br />• the identification of developable sites <br />• a new interior access road in the north section <br />• a building rehabilitation program <br />• a general environmental clean -up in the area <br />J <br />A-10- 1/10/86 <br />
