Several solid, existing users, especially in the south <br />plant complex, such as Allied Products, and South Bend <br />Lathe. <br />A high level of utility service. <br />A large amount of vacant land, especially in the <br />t adjacent areas, which could be used for new development <br />or to expand existing parking or business. <br />Several large, under - utilized buildings which offer the <br />potential of inexpensive space for firms which do not <br />require, or cannot afford, new industrial space. <br />The supportive services and incentives that can be <br />provided by the Urban Enterprise Zone and the Urban <br />Enterprise Association, such as tax relief, low <br />interest loans, property tax credit and other financial <br />incentives. <br />On the other hand, the Studebaker Corridor also has some <br />disadvantages to be overcome before any substantial redevelopment <br />can occur. These include: <br />�► The badly deteriorated conditions of several buildings, <br />especially in the north section of the main plant <br />complex. <br />A generally poor environmental condition throughout the <br />main plant complex. This includes such eyesores as <br />leftover industrial debris, unused rail tracks, <br />overgrown grass, weeds and abandoned vehicles. <br />An obsolete interior street pattern and fencing system <br />which is inadequate to meet the needs of current and <br />future users. <br />' The physical obsolescence of several buildings whose <br />vertical, multi -story configurations may be unsuitable <br />for modern, horizontially- oriented production. <br />�r <br />-5' 1/10/86 <br />
