Staff Report <br />APC # 2458-07 <br />Owner: West Side Democratic & Civic Club, Inc. <br />Location: 701 S. Grant Street <br />Jurisdiction: City of South Bend <br />Requested Action: <br />The petitioner is requesting a zone change from MU Mixed Use District to SF2 Single Family <br />and Two Family District to allow the construction of one single-family residence. <br />Land Uses and Zoning: <br />On site: The site is currently a vacant lot zoned SF2 Single Family and Two Family <br />District. <br />North: To the north are single family homes zoned SF2 Single Family and Two Family <br /> District. <br />East: To the east are single family homes zoned SF2 Single Family and Two Family <br /> District. <br />South: To the south are single family homes zoned SF2 Single Family and Two Family <br /> District. <br />West: To the west are single family homes zoned SF2 Single Family and Two Family <br /> District. <br />District uses and development standards: <br />The "SF2" Single Family Residential District is established to protect, promote and maintain the <br />development of single family dwellings and two family dwellings in the urban core of the City of <br />South Bend as well as to provide for limited public and institutional uses that are compatible with <br />an urban residential neighborhood. <br />Site plan description: <br />No site plan is required for rezoning to SF2 Single Family and Two Family District. <br />Traffic and transportation considerations: <br />Ford Street and Grand Street are both two lanes streets. <br />Utilities: <br />The site will be serviced by municipal sewer and water. <br />5 Criteria (per IC 36-7-4-603): <br />1.
