South Bend Com rehensive Plan November 2006 <br /> Objective H 4: Ensure well-designed, infill housing on vacant land in the city's <br /> neighborhoods. <br /> Land Use Plan: <br /> The future land use maps identifies this property as high density residential, with the rest of <br /> the lots on Hill Street as medium density residential. <br /> Plan Implementation/Other Plans: <br /> Northeast Nei boyhood Development Area Plan <br /> The projected land use plan identifies this immediate area as Single Family Home <br /> Ownership Preservation. <br /> 2. Current conditions and character: <br /> The area between Corby and Crescent is mixed with single family homes and vacant lots. The <br /> institutional uses to the west front on Niles. <br /> 3. Most desirable use: <br /> The most desirable use is single family residential to match the rest of the block. <br /> 4. Conservation of property values: <br /> Since the majority of surrounding property is also zoned SF2 Single Family and Two Family <br /> District, this rezoning should not affect property values. <br /> S.
