Ordinance No. to( r(a-( ), AN ORDINANCE OF THE COMMON COUNCIL OF THE CITY OF SOUTH BEND, INDIANA, AMENDING CHAPTER 21 OF THE SOUTH BEND MUNICIPAL CODE ARTICLE 6, OVERLAY AND SPECIAL USE DISTRICTS, SECTION 21 -06.03 NORTHEAST NEIGHBORHOOD DEVELOPMENT AREA OVERLAY ZONING DISTRICT TO REVISE THE SINGLE AND TWO - FAMILY RESIDENTIAL ROOF EAVES PROVISIONS STATEMENT OF PURPOSE AND INTENT The Common Council of the City of South Bend, Indiana, adopted a new zoning ordinance for the City of South Bend that went into effect in May 2004. A subsequent amendment in 2011 established the Northeast Neighborhood Development Area Overlay Zoning District. In studying possible designs of new single family residential construction is has been determined that the existing standards for roof eaves need to be changed so that certain types of houses can fit on narrow lots found within the Northeast Neighborhood Development Area.
