Airport Economic Development Area <br />(7) continued... <br />remediation will be available after the <br />completion of the report, but is expected to <br />be less than $500,000. <br />2. Upon the closing on the Ivy Tower <br />building purchase by USTC, provide <br />$3,500,000 of improvements to structurally <br />stabilize the building to allow for its reuse. <br />Phase 3 of the project anticipates a future <br />request to the Redevelopment Commission to <br />consider the following: <br />1. Construct additional communication <br />and power duct banks to facilitate the IC <br />Power System facility expansion at such time <br />as Union Station, the Commission and other <br />private partners can provide evidence <br />reasonably satisfactory to the Commission <br />that the construction of this expanded <br />communication and power duct system is in <br />the best interests of the citizens of the City of <br />South Bend. A total cost for this item will be <br />defined once the routes for the duct bank <br />have been determined. <br />2. Work with Union Station to redesign <br />the Public Works Facility to further facilitate <br />the use of the Millennium Site consistent <br />with the USTC. The design work and site <br />improvement scope and the related budget <br />have not yet been defined. <br />3. Coordinate with American Electric <br />Power and others to acquire land and <br />construct two substations in order to facilitate <br />30 <br />
