1.13 Guidelines. "Guidelines" shall mean the written Development Guidelines <br />made known by the Declarant to guide the development of Sites as the <br />same may be modified or supplemented by the Declarant or the <br />Committee, from time to time, which set forth in much greater specificity <br />and detail design standards and requirements for the construction and <br />maintenance of Improvements on a Site, which Guidelines shall be <br />referred to by Declarant and the Committee in determining the <br />acceptability of a particular proposed Improvement and /or use of a Site. <br />1.14 Improvements. "Improvements" shall mean and include without <br />limitations, Buildings, structures, Signs, Site Furniture, driveways, parking, <br />paved areas, grading changes, and all other structures or improvements <br />of any type and kind, and any and all alterations and changes to a Site. <br />Landscape Professional. `landscape Professional "shall mean a person <br />holding valid and effective license to practice landscape architecture in the <br />State of Indiana, or having seven years of experience in landscape <br />planning and design <br />1.15 Lot. "Lot' shall mean any parcel of real estate contained within <br />Blackthorn as divided or subdivided on a Subdivision Plat or map <br />Recorded in the Official Records. <br />1.16 Occupant. "Occupant' shall mean any Person, other than an Owner, and <br />the successors and assigns of any thereof that is in possession of or <br />otherwise occupying one or more Sites, at any particular time, whether as <br />a lessee, sublessee, licensee or pursuant to any lease, sublease, license <br />or other right of occupancy with or through the Owner of such Site or <br />Sites. <br />1.17 Official Records. "Official Records" shall mean the records of the Office <br />of the Recorder, St. Joseph County, Indiana. <br />1.18 Office - Corporate Office. "Corporate Office" shall mean space within a <br />floor plan in which the actual work conducted can only be carried out in an <br />office environment. <br />1.19 Office - Support Office. "Support Office" shall mean space within a floor <br />plan in which the heating, air conditioning, lighting, and general work <br />environment are consistent with or adaptable to general office uses or <br />where the actual work conducted can be carried out in an office <br />environment. <br />1.20 Owner.
