Land Use Plan: <br />City of South Bend - City Plan November 2006 <br />The Future Land Use Map identifies this general area as medium density residential. <br />The rezoning is consistent with the Future Land Use Map <br />2. Current conditions and character: <br />The site is currently a vacant lot. <br />3. Most desirable use; <br />The most desirable use for the site would be residential. <br />4. Conservation of property values: <br />The surrounding property values may be positively affected by the rezoning. <br />5. Responsible development and growth: <br />It is responsible development and growth to allow infill development on vacant property. <br />Recommendation: <br />Based on information available prior to the public hearing, the staff recommends that this petition <br />be sent to the Common Council with a favorable recommendation. <br />Analysis: <br />The site is surrounded by SF2 Single Family and Two Family District zoning. The proposed use <br />is compatible with the adjacent land uses. The site, which is currently a vacant lot, is being <br />developed as infill housing for a Habitat For Humanity project.
