SOUTH BEND, INDIANA 46601 (574) 235 -9571 <br />December 21, 2011 <br />The Honorable Council of the City of South Bend <br />4th Floor, County-City Building <br />South Bend, IN 46601 <br />RE: A proposed ordinance of South Bend Heritage Foundation, et. al. to zone from PUD Planned Unit Development <br />District, SF2 Single Family and Two Family District, GB General Business District, MF1 Urban Corridor <br />Multifamily District and MF2 High Density Multifamily District to PUD Planned Unit Development District, <br />property located at northeast corner of South Bend Avenue and Georgiana Street, extending north to Napoleon <br />Street and extended east to the east side of Duey Street, City of South Bend - APC #2616 -11 <br />Dear Council Members: <br />I hereby Certify that the above referenced ordinance of South Bend Heritage Foundation, et. al. was legally advertised <br />on Thursday, December 8, 2011 and that the Area Plan Commission at its public hearing on Tuesday, December 20, <br />2011 took the following action: <br />Upon a motion by John McNamara, being seconded by Dan Brewer and unanimously carried, the <br />proposed ordinance of South Bend Heritage Foundation, et. al. to zone from PUD Planned Unit <br />Development District, SF2 Single Family and Two Family District, GB General Business District, MF1 <br />Urban Corridor Multifamily District and MF2 High Density Multifamily District to PUD Planned Unit <br />Development District, property located at northeast corner of South Bend Avenue and Georgiana Street, <br />extending north to Napoleon Street and extending east to the east side of Duey Street, City of South <br />Bend is sent to the Common Council with a favorable recommendation. The idea of revitalizing this <br />area with new homes began in 2003 as part of the Northeast Neighborhood Development Area Plan. <br />One of the goals of that plan was to increase and maintain home ownership. The PUD gives the <br />flexibility for houses to sit closer to the road and lot coverage to increase by 10% over what would be <br />allowed in the SF2 District. This project is designed to be integrated into the success of the overall <br />development in the area. <br />PLEASE NOTE that the Ordinance has been amended by the petitioner and is different than that used for the Common <br />Council's first reading. The amended Ordinance was legally advertised and heard by the Area Plan Commission. <br />The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the <br />minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. <br />Sincerely, <br />'-- 'n w <br />n W.
