South Bend Redevelopment Commission <br /> Regular Meeting—December 13, 2011 <br /> 6. NEW BUSINESS (CONT.) <br /> B. South Bend Central Development Area <br /> (13) continued... <br /> program has just completed a renovation of <br /> the 747 Center for the Homeless project for <br /> homeless veterans. The timeline for <br /> completion of Phase I is July 2012. <br /> We propose to sell the former Harmon Glass <br /> property to MC3 for the nominal amount of <br /> $10, and in exchange MC3 will make the <br /> improvements, as proposed, (and in keeping <br /> with the successful renovations of its <br /> adjoining properties). The services proposed <br /> within this site, along with the services <br /> currently offered at the MC3's existing <br /> buildings, are open to the entire South Bend <br /> community and are of value to our citizens. <br /> The amount of the proposed improvements is <br /> approximately $30,000. If the Commission <br /> was to demolish the building, the cost would <br /> be between $35,000 and $50,000 depending <br /> on environmental issues that may be found at <br /> the site. Staff feels the proposal by MC3 is <br /> an appropriate use of the site and would be a <br /> good partnership for the city and MC3. <br /> Staff requests Commission approval of the <br /> proposal from Monroe Circle Community <br /> Center and authorization for staff and legal <br /> counsel to prepare the necessary documents <br /> to complete the transaction. The completed <br /> documentation will return to the Commission <br /> for final approval and signature. <br /> Mr. Varner questioned whether we're <br /> recognizing up front that there are <br /> environmental concerns and will provide <br /> 41 <br />
