South Bend Redevelopment Commission
Regular Meeting—December 13, 2011
6. NEW BUSINESS (CONT.)
A. Public Hearings
(1) continued...
be done simultaneously, where once Phase I
is underway, we can look at which adjacent
properties need to be acquired. The Master
Plan is really a conservation plan. The city is
not talking about acquiring homes and
demolishing them for new development. The
city will be using underutilized land and
really converting the neighborhood back to a
residential neighborhood. There are a couple
of industrial uses next to the Transpo site
which may need to be acquired, and with
those business owners, staff has initiated
some conversation, and when the time is
right, staff will talk to them about relocation.
We are not talking about acquiring
residential property, demolishing homes and
doing major urban renewal.
RESIDENT: Is that true for this stage, or do
you foresee that happening at any stage?
MR. KAIN: Mr. Kain responded that the
first thing to happen is to clear the Transpo
site. The old buildings are still up at the
Transpo site. There are some environmental
issues with this site, so Transpo will need to
clear the site, demolish the site, and clean
issues which may take up to a year. During
that time, staff will plan for residential lots
within the Transpo area. The plan projects
roughly 50 residential units. So conversation
about acquisition that needs to be had would
happen after that.
RESIDENT: Then the city will look to see
what needs to be acquired?
18
