(h) 525 South Fellows Street <br />LEGAL DESCRIPTION <br />A parcel of land in the East Half of the Southwest Quarter of <br />Section 12, Township 37 North, Range 2 East, City of South Bend, <br />Portage Township, St. Joseph County, Indiana, being Lot 1 of <br />Jodan's Subdivision, as recorded in Book 3, Page 12, at the St. <br />Joseph County Recorder's office in South Bend, Indiana, and <br />described as follows: <br />Beginning at an iron on the Northeast corner of Lot 1 in said <br />Jodon's Subdivision, also being the South right -of -way line of an <br />11.00 foot alley and the West right -of -way line of Fellows <br />Street; thence South 00 °00100" West (bearing assumed), 55.00 feet <br />along said West right -of -way line; thence South 89 °37123" West, <br />132.00 feet to the East right -of -way line of an 11.00 foot alley; <br />thence North 0000010311 East, 55.00 feet along said East <br />right -of -way line to the South right -of -way line of an 11.00 foot <br />alley; thence North 89 °37123" East, 132.00 feet along said South <br />right -of -way line to the Point of Beginning, and containing <br />0.1667 acres, more or less, and is subject to all easements, <br />restrictions and or covenants of record. <br />
