GIBNEY <br />EXECUTIVE DIRECTOR <br />TAX ABATEMENT REPOR T <br />TO: SOUTH BEND COMMON COUNCIL <br />FROM: BOB MATHIA <br />SUBJECT: REAL PROPERTY TAX ABATEMENT PETITION FOR: <br />RYAN FIREPROTECTION, INC. <br />DATE: December 17, 2007 <br />On December 12, 2007, a petition for real property tax abatement consideration for property located <br />at 3950 William Richardson Court was filed with the City Clerk by Bingham Economic <br />Development Advisors on behalf of Ryan Fireprotection, Incorporated. Pursuant to Chapter 2, <br />Article 6, Section 2-82 of the Municipal Code of the City of South Bend, this petition was referred to <br />the Department of Community and Economic Development for purposes of investigation and <br />preparation of a report determining whether the area qualifies as an Economic Revitalization Area <br />pursuant to I.C.f-1.1-12.1 and whether all zoning requirements have been met. <br />The Department of Community and Economic Development has reviewed the petition, investigated <br />the area, and makes the following report. <br />PROJECT SUMMARY <br />- Ryan Fireprotection, Inc. is a leader in the engineering, design and construction of fire protection <br />systems. It is currently leasing a facility in South Bend where it employs seventeen (17) people. The <br />lease on the existing building will expire in early 2008 and the company has decided to construct a <br />.new, larger facility to meet their increasing space requirements due to strong sales growth in this <br />region. The facility will be used for some light fabrication of fire protection systems and storage of <br />parts. It will.also serve as a base for repair and installation employees to work from. It is anticipated <br />that the facility will serve clients within a 100 mile radius of South Bend. The new building will <br />contain 30,000 square feet and be expandable up to a total of 50,000 square feet.
