KENDALL <br />EXECUTIVE DIRECTOR <br />TAX ABATEMENT REPOR T <br />TO: SOUTH BEND COMMON COUNCIL <br />FROM: ROBERT MATHIA <br />SUBJECT: RESIDENTIAL REAL PROPERTY TAX ABATEMENT PETITION FOR: <br />NEAR NORTHWEST NEIGHBORHOOD, INC. <br />DATE: April 26, 2006 <br />On Apri118, 2006, a petition for residential tax abatement consideration for real properties located at <br />711/715 California Avenue was filed with the City Clerk by the Near Northwest Neighborhood, Inc. <br />Pursuant to Chapter 2, Article 6, Section 2-77 of the Municipal Code of the City of South Bend, this petition <br />was referred to the Department of Community and Economic Development for purposes of investigation and <br />preparation of a report determining whether the area qualifies as a Residentially Distressed Area pursuant to <br />I.C.6-1.1-12.1 and whether all zoning requirements have been met. <br />The Department of Community and Economic Development has reviewed the petition (a copy of <br />which is attached), investigated the area and makes the following report. <br />PROJECT DESCRIPTION <br />The Near Northwest Neighborhood, Inc. is preparing to build a new home on the property listed above. <br />The petitioner proposes to build a new single family, three bedroom home with a total of six rooms. It will <br />contain 1,120 to 1,300 square feet and have a basement and an attached 20 ft. X 22 ft. garage. The cost of <br />the home will be approximately $120,000. The home will straddle the common property line of the two lots <br />located at 711 and 715 California Avenue.
