ORDINANCE NO. 0 0 (40-11 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR PROPERTY <br />LOCATED AT 1145 NORTHSIDE BOULEVARD; 947 LOUISE STREET, AND A <br />VACANT PARCEL LOCATED TO THE NORTH OF 1145 NORTHSIDE BOULEVARD <br />AND TO THE WEST OF 947 LOUISE STREET COUNCILMANIC DISTRICT 3 IN THE <br />CITY OF SOUTH BEND, INDIANA <br />STATEMENT OF PURPOSE AND INTENT <br />The current zoning of 1145 Northside Boulevard is Light Industrial and the requested <br />change is to Community Business to allow for a reception hall. <br />The current zoning of 947 Louise Street is Light Industrial and the requested change is to <br />Mixed Use to make it consistent with the YMCA's other adjacent properties. <br />The current zoning of the parcel to the north of 1145 Northside Boulevard and west of 947 <br />Louise Street is Mixed Use and the requested change is to Community Business to allow for <br />a reception hall (a special use for Outdoor Recreational Uses is also being applied for on <br />this parcel). <br />NOW THEREFORE BE IT ORDAINED by the Common Council of the City of South <br />Bend, Indiana as follows: <br />SECTION 1. Ordinance No. 9495 -04, is amended, which ordinance is commonly known as the <br />Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in <br />order that the zoning classification of the following described real estate located at 1145 <br />Northside Boulevard in the City of South Bend, St. Joseph County, State of Indiana: <br />PARCEL I: A part of the Northwest Fractional Quarter of Section 18, Township 37 <br />North, Range 3 East, which part is bounded by a line running as follows: Beginning at a <br />point on the Northeasterly line of North Side Boulevard in the City of South Bend, 46.9 <br />feet Southeasterly from the point of intersection of the said Northeasterly line with the <br />Southeasterly line of the right of way of the Grand Trunk Western Railway, said point of <br />beginning being at the intersection of said Northeasterly line of North Side Boulevard <br />with the Southerly line of proposed Ruskin Street; thence Southeasterly along the said <br />Northeasterly line of said Boulevard, 50.35 feet to an angle in said Boulevard; thence <br />continuing Southeasterly along said Northeasterly line of said Boulevard, 178.10 feet to <br />another angle in said line; thence continuing Southeasterly along said Northeasterly line <br />of said Boulevard, 63.79 feet to an iron stake; thence Northeasterly along a line which <br />forms an angle of 89 °11' with the Northeasterly line of said Boulevard, 202.2 feet to an <br />iron stake; thence Northerly along a line which forms an angle with said Southerly line of <br />proposed Ruskin Street of 90 °, a distance of 78 feet to the said Southerly line of proposed <br />Ruskin Street; thence Westerly along said Southerly line of said proposed Ruskin Street, <br />325.82 feet to the place of beginning, now within and a part of the City of South Bend. <br />
