Jefferson Blvd South Bend, IN 46601 NATURE OF SPECIAL EXCEPTION: Petitioner requests Special Exception to the zoning code allowed to continue use of this duplex residence as a two family residence in an SF2 district. This structure was constructed in 1905 as a two story duplex "flat" dwelling unit and has been maintained and operated as such since it was built. Petitioner has continuously maintained this dwelling as a two family residence since acquiring it in 1986. This dwelling house has been considered a legal nonconforming use in an SF2 district and remains such. (See attached letter dated August 2004, St. Joseph County, South Bend Building Department). Petitioner requests the Board of Zoning Appeals to grant such Special Exception as necessary to continue use of the structure as a two family residential dwelling house consistent with its original construction and its current and historical use.
