Jefferson Blvd <br />South Bend, IN 46601 <br />NATURE OF SPECIAL EXCEPTION: <br />Petitioner requests Special Exception to the zoning code allowed to continue use <br />of this duplex residence as a two family residence in an SF2 district. This structure was <br />constructed in 1905 as a two story duplex "flat" dwelling unit and has been maintained <br />and operated as such since it was built. <br />Petitioner has continuously maintained this dwelling as a two family residence <br />since acquiring it in 1986. This dwelling house has been considered a legal <br />nonconforming use in an SF2 district and remains such. (See attached letter dated August <br />2004, St. Joseph County, South Bend Building Department). <br />Petitioner requests the Board of Zoning Appeals to grant such Special Exception <br />as necessary to continue use of the structure as a two family residential dwelling house <br />consistent with its original construction and its current and historical use.
