Plat of Survey and Legal Description <br />BOUNDARY LEGAL DESCRIPTION <br />401 North Bendix <br />LEGAL DESCRIPTION <br />PARCEL I: That portion of the following legal lying in Section 3, Township 37 North, Range 2 East, described <br />as follows: <br />Beginning at a point on the East line of Section 4, Township 37 North, Range 2 East a distance of 651.2 feet <br />South of the Northeast corner of the Southeast Quarter of said Section; thence West along a line parallel with <br />and 651.2 feet South of the North line of the Southeast Quarter of said Section 4, a distance of 2635.63 feet to <br />the West line of the Southeast Quarter of said Section 4; thence South along the West line of the Southeast <br />Quarter of said Section 4, a distance of 590.84 feet to a point 90 feet (measured at right angles) from the <br />Northerly line of the right of way of the Chicago, South Shore and South Bend Railroad; thence <br />Southeastwardly along a line parallel with and 90 feet distant from said Northerly line of said Railroad Co.'s <br />right of way 128.66 feet to a point of curve; thence along a curve to the right having a radius of 8,538.44 feet a <br />distance of 1,069.75 feet, said curve line being 90 feet distant Northerly (radial measurement) from the <br />Northerly line of the right of way of said railroad; thence Southeastwardly a distance of 159.4 feet to a point on <br />the East line of the West one half of the Southeast Quarter of said Section 4, which point is distant 105.65 feet <br />measured North 0 111'17" West along said East line of the West one half of the Southeast Quarter of said <br />Section 4 from the intersection with the Northerly line of the right of way of said railroad; thence South 610597, <br />East 621.2 feet to a point on a line drawn parallel with and distant 23 feet by radial measurement from the <br />Northerly line of said railroad right of way; thence continuing Southeasterly along a line parallel with and 23 feet <br />distant from the Northerly line of the Chicago, South Shore and South Bend Railroad Co.'s right of way, on a <br />curve to the right, the radius to which is 8,471.44 feet, 290.02 feet to point of tangency; thence continuing <br />South 65 °3' East along a line parallel with and 23 feet Northerly from the Northerly line of said railroad right of <br />way 793.86 feet to a point of curve; thence right on a curve to the right, the radius to which is 716.78 feet, <br />181.93 feet to the Northerly line of the said Chicago, South Shore and South Bend Railroad Co.'s right of way; <br />thence Southeastwardly along said Northerly line of said right of way a distance of 433.87 feet, more or less to <br />a point marked by an iron pipe driven for a corner at the West end of a small triangular tract of land conveyed <br />by the Winkler Bros. Mtg. Co. to said Chicago, South Shore and South Bend Railroad Co. as described in <br />Deed Record 136 page 475 of the public records of St. Joseph County, Indiana; thence Southeastwardly along <br />the Northerly line of the said small triangular tract of land a distance of 182.5 feet to an iron pipe driven for a <br />corner in the West line of a North and South alley (now vacated) on the West side of that portion of Kaley's <br />Second Sub., West of Anthony Street; thence East 7 feet to the middle line of said North and South vacated <br />alley marked by an iron pipe driven for a corner; thence South .46 feet to an iron pipe intersecting the center <br />line of an East and West vacated alley 14 feet in width on the North side of Lot 162 in Kaley's Second <br />Subdivision; thence East along the center line of said East and West vacated alley and said center line <br />extended East 197 feet; thence North along a line parallel with and 30 feet East of the West line of Bendix <br />Drive (being 90 feet in width) 839.87 feet to a point 30 feet South of the North line of Bendix Drive (being 75 <br />feet in width); thence West along a line parallel with and 30 feet South of the North line of said Bendix Drive <br />899.8 feet; thence angling right 25 022' along a line parallel with and 30 feet Southwesterly from the <br />Southeasterly line of Lots 61, 62, 63 and part of 64 in Lincoln Manor 3rd Addition, 263.7 feet to the East line of <br />Section 4, Township 37 North, Range 2 East; thence North along the East line of said Section 4 to the place of <br />beginning. <br />EXCEPTING THEREFROM Lot Numbered One (1) as shown on the recorded Plat of Bosch Corporation <br />Minor Subdivision recorded May 16, 2006 as Document Number 0619744 in the Office of the Recorder of St. <br />Joseph County, Indiana. <br />PARCEL II: Lot Numbered One (1) as shown on the recorded Plat of Bosch Corporation Minor Subdivision <br />recorded May 16, 2006 as Document Number 0619744 in the Office of the Recorder of St. Joseph County, <br />Indiana. <br />8 <br />
