a. Thirty-five percent (35 %) of the total <br />net land area of the Site must be <br />Open Space. The total net land area <br />is equal to the gross site area, minus <br />utility easements and setback areas. <br />The area reserved as Landscape <br />Easements in the Covenants, setback <br />areas, Conservation Easements, if <br />any, may be included in the thirty -five <br />percent (35 %) Open Space <br />requirement. Parking lot landscaping <br />is not included as part of the Open <br />Space requirement, however, parking <br />lot islands greater than 500 sq.ft. are <br />considered Open Space. <br />b. Building footprints may not exceed <br />twenty -five percent (25 %) and must <br />be at least fifteen percent (15 %) of the <br />net land area of the site. <br />c. The Committee, upon review of the <br />natural characteristics of a Site, may <br />reserve up to ten percent (10 %) of the <br />net land area as Conservation <br />Easement, as set forth in the <br />Covenants. The Conservation <br />Easement may be included as part of <br />the Open Space requirement. <br />d. Each Owner may reserve for the <br />Declarant, as set forth in the <br />Covenants, up to twenty -five percent <br />(25 %) of net land area of the Site as <br />Conservation Easement. Such <br />Easement reservation must be <br />approved by the Commission. <br />e. The remaining portion of the Site not <br />covered by impervious surfaces, and <br />not designated a Conservation <br />Easement, must be landscaped and <br />maintained as a manicured lawn. <br />3. Landscaping in accordance with the <br />approved plan must be implemented and <br />completed within sixty (60) days after <br />building occupancy. <br />4. All parking lots shall be landscaped as <br />follows: <br />a. Provide landscaped islands in parking <br />lot interiors per the requirements of the <br />Vehicular Circulation and Parking <br />Guidelines <br />b.
