8.6 Loading and Servicing Areas. No loading or servicing areas shall be located between a <br />Building and any Street or shall be visible from any public street, bike path, or adjacent <br />properties. All loading and unloading of materials from vehicles shall be conducted entirely <br />upon the Sites. No loading facilities shall be placed so as to permit loading vehicles to <br />extend beyond the Site boundary line. <br />8.7 Signs. No Signs, as defined herein and in the Guidelines, or other advertising devices of <br />any character shall be permitted upon any part of a Building or a Site except with the prior <br />written approval of the Committee. Such Signs and other advertising devices shall be <br />approved only I their size, design, color, texture, illumination, number, locations, means of <br />support and construction and other characteristics conform with the standards prescribed <br />from time to time by the Guidelines. In this regard, any Owner or Occupant which <br />desires to erect any Sign or advertising device shall first submit plans therefor to the <br />Committee in a form sufficient to convey the total impression created by the device. <br />8.8 Site Furniture. No Site Furniture, as defined herein and in the Guidelines, of any type <br />shall be permitted without the prior written approval of the Committee. Design of such <br />Site Furniture shall compliment the architectural design of the Building and the landscape <br />design of the Site. Any Owner or Occupant who desires to place any type of Site <br />Furniture on a Site must first submit specifications and plans for such Site Furniture to <br />the Committee. Said plans and specifications should include the style, color, material, <br />texture, number, site locations and any other information about the character of said Site <br />Furniture. <br />8.9 Waste and Refuse. All waste materials and refuse shall be stored within the Building. <br />Building design should accommodate an air -lock type room to store such waste and <br />refuse. No waste and/or refuse material or waste and/or refuse bin shall be stored <br />outdoors for more than twenty -four hours. <br />8.10 Landscaping Installation. Landscaping plans for all Sites shall initially be submitted in <br />accordance with the provisions of Article V and such plans shall be implemented and <br />completed within sixty (60) days after occupancy or Building completion whichever occurs <br />first, unless the Committee agrees in writing to an extension of the time permitted to <br />complete landscaping. Every effort shall be made to preserve as many existing trees as <br />is reasonably practicable. In the event a healthy tree of four (4) or more inches in caliper <br />must be removed or destroyed to permit construction, it shall be moved to another portion <br />of the Site or replaced by a similar tree. New plant materials shall compliment the <br />existing natural landscape and should be selected from among those varieties appearing it <br />the Guidelines. <br />8.11 Outside Storage and Equipment. No vehicles, material, supplies, equipment or products <br />shall be stored, installed or permitted to remain on any portion of Blackthorn outside a <br />permanent structure. Temporary storage of materials, equipment and supplies in relation <br />to and as a part of the construction of the Improvements upon a Site is permitted, <br />provided that such materials, equipment and supplies are completely removed immediately <br />upon completion of construction. <br />8.12 Fences and Walls. No fence, wall, or similar structure shall be erected or installed on any <br />Site without the prior written approval of the Committee.
