Washington <br />Dear members of the Redevelopment Commission <br />Indiana Landmarks is pleased to partner with the Redevelopment Commission to undertake a repurposing of <br />the Kizer House located at 803 W. Washington. The project as an exciting opportunity to add to the <br />redevelopment momentum taking place on the City's near west side. This high profile corner anchors a key <br />intersection in the W. Washington National Register District offering an opportunity for a new use path that <br />builds on the efforts at the Center for History and Studebaker Museums, Civil Rights Heritage Center and <br />Center for Latino Studies. <br />Indiana Landmarks is willing to participate in the repurposing of the site by accepting transfer of the property <br />from the Redevelopment Commission. Indiana Landmarks will be responsible for managing a visioning <br />process to identify a new long term owner based on a planning process consisting of nearby stakeholders of <br />the aforementioned projects in the area along with other neighborhood and community leaders. While the <br />outcome of that process is undetermined at this time, we will not be targeting any subsidized housing in the <br />location. Preliminary stakeholder discussions have identified some reuse ideas including multi- tenant office <br />cooperative space coupled housing to support visiting lectures, scholars or interns. The Carriage House main <br />floor would make ideal overflow storage for the Center for History. Others have suggested that the site would <br />make an ideal boutique Inn. We do anticipate having a couple tenants in the site to assist with oversight. <br />Our interest in this proposal is contingent upon $30,000 being made available upon closing for immediate <br />exterior repairs, maintenance and holding costs along with two years of insurance and property taxes being <br />prepaid.
